If you are a successful bidder at this auction, please be reminded that you will be buying tax liens only, not real estate. By purchasing the liens, you will not own the property. You can take title only after you have hired an attorney to commence foreclosure proceedings, and have obtained a judgment from the court.

Do not confuse this auction with the City Tax Sale: There is no redemption period after which you will automatically acquire title to the property. If you are unfamiliar with the lien-assignment and foreclosure process, we strongly suggest that you retain legal counsel before you bid. The City of Hartford is not responsible for, and will not offer, any legal advice.

The tax liens offered at this auction are only for liens filed through May 31, 2001, and do not include any liens the City may record for unpaid taxes in the future. Once the City assigns its interest in the liens to you, you will have the same legal powers and rights as the City to collect the delinquent taxes covered by the liens, or to bring suit for the foreclosure of the liens. These tax liens take precedence over all other liens, encumbrances and interests in the property.

If you are a successful bidder:

• You will sign a Lien Purchase Agreement at the auction, which will provide that you    must purchase the tax liens no later than June 29, 2001.

• We will send you two copies of an Agreement of Assignment of Municipal Tax Liens.    Sign both copies of the agreement and return them to the address below with a    certified check payable to the City of Hartford for the balance due as shown in your    agreement. We will return a copy to you signed by the Hartford City Manager.

• Once you have received your copy of the agreement, you may demand payment of    the    delinquent taxes, and in the event of nonpayment, direct your attorney to    commence    foreclosure proceedings.
